The Repair Clause “The tenant shall be responsible for the cost of the first $150 for any individual repair or maintenance issue. This includes, but is not limited to, repairs for fixtures, appliances, plumbing, and electrical systems. Any repair or maintenance costs exceeding this amount will be the responsibility of the landlord.” - This gets you out of all the calls about messed up toilets and broken light bulbs. 2. The Lockout Clause “If the tenant locks themselves out of the premises, they shall be responsible for all costs associated with reentry, including, but not limited to locksmith charges, and any damages incurred during the process.” - If the tenant locks themselves out, this makes them responsible for any expenses or damages that happen from them getting back into the property. 3. The Maintenance Clause “The tenant shall be responsible for maintaining the lawn and removing snow from the driveway. This includes regular mowing, trimming, and general upkeep of the lawn, as well as prompt snow removal to ensure safe and clear access to the property.” - This allows you to not have to worry about your property’s yard looking like trash from not being taken care of. Landlords aren’t thinking about “rent-to-rent”. They’re thinking about risk. Risk of damage. Risk of constant tenant issues. Risk of the property sitting empty. So instead of talking about the model… you need to talk about the solution. Here’s how the conversation should actually be positioned: First, certainty of income. You agree a fixed monthly rent that gets paid whether the property is booked or not. No void periods. No chasing tenants. Second, professional management. The property isn’t being handed to random tenants. It’s run as a professionally managed short-stay accommodation business with cleaners, systems, and guest screening. Third, higher standard of care. Because the property is cleaned multiple times a week and inspected regularly, it’s often maintained better than a standard tenancy. Fourth, less involvement for the landlord. No tenant calls.
