Real estate nightmare fuel, and yes this actually happened!! A definite reason to have title insurance when you buy a home!  A man buys a vacant lot in Fairfield Connecticut in 1991. Pays for it. Owns it. Keeps it for decades like a normal responsible adult. Fast forward to 2022. Some stranger forges paperwork, pretends to be him, “sells” the land to a developer for $350,000, and nobody notices anything weird. Not the lawyers. Not the registry. Not the system. The developer then casually starts building a $1.5 MILLION house on the lot. Years later, the real owner comes back to visit his childhood home and a friend goes, “Hey… when did you build that house next door?” Surprise. He didn’t. Turns out the documents were forged using a fake power of attorney, allegedly signed by an impersonator overseas. Full blown property fraud. He sues. Rightfully. In the end, the courts confirm he is the rightful owner, he gets compensated, and the developers eventually get clean title so the house can be sold. Nobody gets arrested. The house still exists. The system shrugs and moves on. And people still ask, “Do I really need title insurance?” Yes. Yes you do. Because apparently in 2024 you can lose land you bought in 1991 without selling it, signing anything, or even knowing it happened. That’s where Title Insurance comes in. What it protects you from: ✅ The “Lost Heir”: A family member from a previous owner showing up with a claim to the estate. ✅ Unpaid Liens: Old tax bills, utility debts, or mechanic’s liens that weren’t caught during the initial search. ✅ The “Builder” Truth: 🔨 My experience in the trades has shown me how easily a missing signature or an old boundary dispute can turn into a $20,000 legal nightmare. Title insurance makes that the insurance company’s problem, not yours. The Strategy: 💡 There are two types: Lender’s Policy (which protects the bank) and Owner’s Policy (which protects YOU). Come for me in the comments and tell me all about your tax write offs (this is one of the more charged topics we talk about on @moneyrehab) but they are: 🏡 Closing Costs: This bundle of expenses is a mix of various fees required to finalize a mortgage. They can include loan origination fees, appraisal fees, title searches, title insurance, surveys, taxes, deed-recording fees, and credit report charges. Typically, closing costs range from 2% to 5% of the home’s purchase price and are paid at the closing of your real estate transaction. 🏡 Mortgage Interest: Over the life of your loan, the interest you pay can be a significant sum. In the initial years of your mortgage, the interest portion of your monthly payment is higher than the principal portion, which means most of your early payments are not building equity in your home. 🏡 Property Taxes: While property taxes go toward funding community resources and infrastructure, they don’t contribute to the value of your home. These taxes can vary widely depending on your location and are subject to increase. 🏡 Homeowner’s Insurance: Essential for protecting your home against unforeseen events, homeowner’s insurance premiums do not contribute to your home’s value or equity. 🏡 Private Mortgage Insurance (PMI): If your down payment is less than 20% of the home’s value, you’ll likely need to pay PMI. This insurance protects the lender in case you default on your loan and does not add to the equity of your home. 🏡 Loan Origination Fees: These are charged by the lender for processing your mortgage application. They can include underwriting fees, administration fees, and document preparation fees. 🏡 Appraisal and Inspection Fees: Before buying a home, you’ll need an appraisal to determine the property’s value and an inspection to identify any potential issues. These costs are out-of-pocket expenses that you won’t recoup. 🏡 Maintenance and Repairs: While not tied to the buying process, ongoing maintenance and repair costs are essential for upkeeping a home but don’t always increase its value.
