Three types of hardwood, tile in random spots, carpet patches… buyers read that as “this house was pieced together over time.” Overly custom built ins. Libraries, desk systems, wall units around TVs. They look expensive but most buyers just see something they’ll have to tear out. Luxury upgrades in the wrong neighborhood. $40k appliances or a chef’s kitchen in an entry level area rarely comes back dollar for dollar. Taking out closets for “more space.” People love open rooms… until they realize there’s nowhere to put their stuff. Extremely dark paint or finishes everywhere. Moody can photograph beautifully, but when the whole house feels dark buyers mentally add repainting to their list. Making rooms too specific.
