Thach also makes a great point about not needing to keep as much money in single fam properties with ADUs vs multifam, which frees up capital to invest in additional, impactful projects. On the flip side, the main benefit I see to multifam properties with 5+ units is being able to use NOI/cap rate calcs instead of comps. Which do you prefer - single or multi fam & why? #Repost @byarianasolis with @make_repost ・・・ While there is tremendous value in having the right property manager, I barely had time to get my feet wet before we were in a worldwide pandemic. In the first 18 months of owning the home, I had to complete major repairs the insurance company was asking for, deal with a flooded basement, two fires, animal control, two evictions, and even a homicide. Thankfully, I was able to navigate through all that on my own, but, not without the help of a local contractor (southern CT) I met along the way. He’s been instrumental in me keeping my sanity. Remember when everyone’s house turned into a water park last year? Mine did too, and I was out of the country. He caught it, called the roof guys, and had it taken care of before I got back. That’s just one example, but all this to say, your team matters.
