The abbreviation stands for Floor Space Index; also referred to as FAR (Floor Area Ratio). It is one of the crucial terms that comes up during purchase of a property. The meaning of FSI in simple terms is the maximum permissible floor area, that a builder can build on a particular plot/piece of land.
Is balcony included in FSI?
The concept of ‘Fungible FSI’ was amended in the new Development Control Regulations (DCR) in 2012, where the areas, such as balconies, flower beds, terraces and niches, were included under the FSI.
Who decides FSI?
The value of FSI is decided by the local municipal corporations and will vary depending on the city or region. The prevailing FSI value can be obtained from the building by-laws of the relevant municipal corporations, municipal councils, etc. Here, FSI = 2 , Total Area of the Plot = 1000 sq ft.
