Sem lucro? Não tem GCAP. E detalhe importante: ❌ Prejuízo em exchange nacional NÃO pode ser compensado. 🔸 Exchange estrangeira: Lucro vai direto pra declaração anual. Ou seja, é a diferença positiva entre o valor de venda e o custo de aquisição. Quando NÃO paga imposto? A lei prevê algumas isenções: ✔️ Venda de imóvel adquirido até 1969 ✔️ Venda do único imóvel até R$ 440 mil (sem outra venda nos últimos 5 anos) ✔️ Venda de imóvel residencial para compra de outro em até 180 dias ✔️ Venda de bens de pequeno valor: • até R$ 20 mil (ações fora da bolsa) • até R$ 35 mil (demais bens) E quando paga? Se houve lucro e não se enquadra nas isenções → tem Imposto de Renda A apuração é feita pelo programa GCAP, disponível no site da Receita Federal do Brasil 📅 Prazo: Até o último dia útil do mês seguinte ao recebimento. 🚨 Fique atento!
