👉 start again
I don’t.
I see something different.

👉 simple “box” construction
And I love boxes.
Because boxes?
👉 are easy to work with
Now let’s talk about the elephant in the room.
👉 that electrical tower
That thing right there…
👉 scares buyers
👉 limits demand
👉 impacts perception
And perception?
👉 affects price
This sold for about $950K.
But here’s the interesting part.
Nearby product…
👉 around $840K
So straight away I know:
👉 demolition + rebuild = tight margins
So what does that tell me?
👉 don’t follow the obvious play
Because if I knock this down…
👉 I’m competing with the market
And the market is already telling me:
👉 it doesn’t stack up
So instead…
👉 I look at what I can ADD
Not what I can remove.
👉 keep the existing
👉 work with the structure
👉 unlock value differently
Because three incomes on one site?
👉 that’s not nothing
So Day 1 on this site is simple.
👉 don’t judge too quickly
👉 don’t follow the crowd
👉 and don’t always demolish
Sometimes…
👉 the opportunity is already built
