Latino homebuyers in California are facing significant lending disparities, despite constituting nearly 38% of the adult population. In the past year, they received only 31% of all home purchase loans, with major banks issuing a mere 11% of those loans to Latino buyers. In stark contrast, nonbank lenders provided over 30% of home loans to this demographic. Notably, Citibank offered just 5.3% of its loans to Latino buyers, while JPMorgan Chase fared slightly better at 21%, but still lagged behind nonbanks. Geographic disparities are pronounced: in the Bay Area, less than 9% of home loans went to Latino buyers, with major banks lending to only 5%. In contrast, more affordable regions like the Inland Empire and Fresno saw Latino shares rise to nearly 39%. In Los Angeles, the largest Latino population hub, fewer than 20% of loans from top lenders reached Latino buyers. The report calls for banks to set concrete goals for serving Latino communities and urges policymakers to enforce stronger regulations and encourage more home construction. The future of Latino homebuying hinges on whether big banks will respond to this need or if nonbanks will continue to lead the charge.
