KEIf your conveyancing feels painfully slow, it’s usually because buyers don’t realise how the process actually works.
What is Conveyancing?
Conveyancing is the legal process of transferring ownership of a property from the seller to the buyer. Your solicitor handles the searches, contracts, legal paperwork and handover of funds before exchange and completion.
Here are 5 things that can help the process move more smoothly.
1️⃣ Understand what’s happening, some parts simply take time.
Local authority searches can take 2–6 weeks.
Title Deed checks can take time.
If there’s a chain, everyone has to move together.
Knowing this helps you stop panicking and start planning.
2️⃣ Don’t just call your solicitor. Email them every Friday.
A short update email keeps your file visible and creates a paper trail.
Calls can be forgotten. Emails usually aren’t.
3️⃣ Send documents before they ask
Your solicitor will eventually need things like:
Proof of deposit
Mortgage offer
ID
Sending these early cuts down the back-and-forth.
4️⃣ Find out where the hold-up actually is
Ask which part of the process is currently outstanding.
Sometimes one slow person further down the chain is causing the delay.
5️⃣ Know the milestones
Before exchange you normally need:
Searches complete
Mortgage offer issued
Enquiries resolved
Contracts signed
Ask which of these is still outstanding so you know what you’re waiting for.
If your solicitor hasn’t replied in 5 working days, follow up. If you’re consistently ignored, escalate to the senior partner.
