Two things matter: 1. Principal only. If you don’t specify it, lenders may apply it as “paid ahead” instead of reducing the loan balance. 2. Consistency. Small, regular principal payments reduce the balance which lowers the future interest calculation. That’s how loans shorten over time. Put Your Home in a Living Trust A living trust lets you keep control of your home while you’re alive — but once you pass, it goes directly to your beneficiary (like your child) without probate. ⚖️ 2. Step-Up in Basis: What That Means Normally, if your kid sells the home you gave them while you’re still alive, they owe capital gains tax on the increase in value since YOU bought it. BUT—if they inherit the home through a trust after you pass, the “cost basis” steps up to the home’s value at the time of your death. Agents, if you want to protect your time and set expectations on every listing, use the 10 10 0 rule. 🎯🏡 Here is the strategy If we do not get 10 showings in the first 10 days, we have to reevaluate the price. If we get 10 showings but 0 offers, we have to have a price adjustment conversation. Why it works It takes emotion out of the listing and replaces it with market feedback. Showings tell you if the price is pulling buyers in. Offers tell you if the price is converting interest into action. If you are not getting either, the market is telling you something. 📉 And this is where most agents get burned The seller says, I do not need to sell. I am only selling if I get 650. If not, I will just stay. Cool, but your job is to be honest about the value and the plan. Is 650 realistic or is the market closer to 500. If the seller will not adjust based on feedback, you are not taking a listing, you are taking a gamble. The 10 10 0 rule makes it simple We list with a plan. We watch the data. We adjust based on the market, not feelings. If they are not willing to follow the plan, that is a red flag. 😳 This is where the mistake happened… Final walkthrough. Seller still moving out. Boxes everywhere. Furniture half gone. Then buyers saw it. Scuffed walls. Cracked tiles. Not massive… but clearly not right. Seller says: “Don’t worry… we’ll take care of it once everything’s out” And right there… … they made the call They let it go No push. No follow-through. No pressure. It was a difficult deal… Buyers didn’t want any more delays. So they trusted it. That’s where it turned. Deal closes. Keys handed over. Buyers walk in… Nothing’s fixed! Not the walls. Not the tiles. The damage was worse than they remembered. More cracked tiles. Deeper gouges in the walls. No repairs. No cleanup. And that “we’ll take care of it”? Didn’t happen. So they start calling. Seller’s Agent. Seller. No response. And here’s where it gets worse… The sellers didn’t disappear. They’re building a house… down the street. Now they’re not just the sellers. They’re the neighbors. I’ve seen and heard situations like this play out before. This isn’t my deal. What’s said… and what’s actually there… Well… are they always the same thing? In this case?
