It was for a group of 3, I think I saw about 5 people in and out, but where our apartment holds up to 6 people I am not worried about it at all! They didn’t takeout the trash, but they left the apartment so clean, and even started washing the sheets and stripped the beds for us; which was such a kind gesture as we don’t ask guests to do that! I’m so glad they liked our snack station, and hope they look us up again in the future 🥰 #vrbo #airbnbsuperhost #2026 #checkout

Before booking your next stay on Airbnb or VRBO, perform a reverse image search on the house to see if it’s listed on any other platforms. Hosts often list on both Airbnb and VRBO, sometimes with different pricing (because Airbnb has higher fees), and you could save hundreds. If your host uses a name for the property, you can also search using that name along with the city or region’s name. The real trick is finding it listed on a local or regional platform, perhaps through a local property management company, because those will result in the greatest savings. Consumer protections vary slightly depending on the platform (Airbnb offers AirCover) so review those as well in your comparison.

Steal my step by step Airbnb launch process: 1/ Find the money-makers in your target location → Open Airbnb → Filter: 6+ guests, $300+/night → Leave dates blank → Use MAP view Click on a property and apply the 75/55 rule: → Next 30 days from current date: Needs to be 22+ days booked → Next 30-60 days: Needs to be 15+ days booked Save winners to a wishlist. 2/ Study your winners and verify demand on Rabbu: → Bed/bath configurations → Exact neighborhoods → Amenities (pools, hot tubs, game rooms) → Pricing patterns Don’t guess. Don’t assume. Don’t trust your emotions. Follow the data. It never lies. 3/ Go to Zillow. Select “for rent” & apply filters based on your research. Plug the numbers into a profit analyzer. Set the nightly rate 10% below the cheapest competitor. Minimum target: $3k/m profit. 4: Open an LLC on LegalZoom (State: Delaware, Wyoming, or Iowa for privacy & asset protection). 5/ Open a business checking account and apply for a business credit card if you don’t want to use your own money 6/ Set up a viewing. → Dress professionally → Build rapport → Make your pitch. ❌ Don’t say: “I want to Airbnb your place” ✅ Say: “I run a corporate housing company” Usually, 1 out of 15 landlords will agree. 7/ Furnish the property to make it stand out from the competition 8/ Build a small team: → Cleaners (Turno.com) → Handyman (TaskRabbit.com) → Photographer (always hire pros) Then publish your listing and get your first bookings. After managing dozens of short-term rentals, I’ve realised there are 3 layers of protection every host needs to understand. ⚖️ 1. Standard home insurance This protects your property for normal homeowner issues… But most policies do NOT cover short-term rentals. 🤷🏼‍♂️ 2. Platform “insurance” (Airbnb, VRBO, etc.) It’s advertised like you’re protected. In reality, getting paid out is extremely difficult when something actually happens. Think of it more as a last resort, not real coverage. 💎 3. Dedicated STR insurance This is the one that actually matters. It’s designed specifically for short-term rentals and covers the risks that normal policies won’t. Many major providers now offer it, or you can get it through a specialised STR insurer. If you’re running an Airbnb without this… you’re taking a huge risk. Follow along if you want more lessons from managing 70+ short-term rentals. Be great, & go make some money.
