This one came in through a DM. Three bathroom walls opened up during mold remediation. Behind the tub? A big HVAC chase. But the mold wasn’t just there. It showed up on all three surrounding walls — including walls with no plumbing anywhere near them. So here’s my working theory. This looks less like a bulk water leak and more like humid air being pulled from a hot attic into wall cavities. That air hits drywall that’s being cooled by air conditioning. The drywall surface drops below dew point. Condensation happens inside the wall. Mold follows. Yes, even in Arizona. We create humidity just by living: showers, breathing, cooking. Add monsoon season, attic pressure differences, and an open chase, and you’ve got a pretty good setup for trouble. If this were my call, I’d be looking hard at: • Air sealing the top plates • Closing off and detailing the HVAC chase from above • Treating this as an air movement problem, not just a moisture mystery That’s my take based on the photo and context. I’m tagging the homeowner with permission — and I’d love to hear from building science pros in the comments. Let's clear up the confusion between Dew Point and Relative Humidity! ​💧 Dew Point is your outdoor MVP for measuring mugginess! It tells you directly how much moisture is actually in the air. The higher the dew point, the more moisture, and the more uncomfortable it feels – regardless of the temperature! Think of it as the true indicator of how "sticky" it'll be outside. ​Why is it better than Relative Humidity outdoors? ​🤯 Relative Humidity (RH) is, well, relative! It tells you how much moisture is in the air compared to how much it could hold at that specific temperature. This means RH can change drastically with temperature fluctuations, even if the actual amount of moisture in the air stays the same. ​Imagine a cool morning with 90% RH – it might feel fine. ​But if the temperature soars in the afternoon, that same amount of moisture could translate to 40% RH, yet feel incredibly oppressive because your body can't cool down as easily! The dew point, however, would have remained relatively stable, giving you a consistent read on the air's true moisture content. ​🏡 So, where is Relative Humidity useful? INDOORS!
