Florida, Texas etc. it’s about making a data driven decision Landlord friendly states Affordability Crime rate Number has to make sense to subsidize your active income (breakeven is no longer an option) Focus on cash flow, focus on making the money on the buy (built in equity) and don’t hope for appreciation because it’s speculation and your capital will likely be stuck for the next 3-5 years. Those buyers now have to sit on the sidelines 90 days after a property is listed before they can even make an offer. They also lose key tax advantages. You? Unaffected.
